A Non‐Profit Corporation that was formed to confront the structural affordable housing crisis in areas of limited public resources for the housing needs of individuals and veterans earning 80% or less of the Area Median Income.

GCD’s housing mission incorporates tools to address the unrelenting unmet needs and added pressures of an aging affordable housing inventory, the expiration of subsidy contracts focused on veteran needs, and expiring use restrictions, and the impact of economic conditions in communities that need more quality affordable housing options.

Scale and Sustainability

Strong real estate fundamentals are always an element of success of affordable housing and community development activities. One important aspect of these fundamentals is economies of scale. With scale, GCD can assist affordable housing activities in efficiently utilizing public and private grant funds. GCD works with its development partners to design the best flexibility to deploy such funds without impacting the affordability or long‐term sustainability of the affordable development.

Geographic Diversity

Another approach to sustainability is geographic diversity. GCD can assist in acquiring land and existing improvements across many markets. GCD leverages its expertise to achieve better acquisition prices on opportunities in areas of greatest need. In some instances, in certain geographic locations, density bonuses to zoning can be achieved, construction cost savings negotiated, and abetment of certain costs such as impact fees and ad‐valorem taxes can be reduced. These savings can greatly impact the affordability of housing developments.

Strategic Impact

LGCD can collaborate with current property owners and regulatory authorities with aging single or multiple asset portfolios to recapitalize housing and bring new capacity by generating or preserving affordability. GCD can take on challenging capital exit issues that may make the sale or restructuring developments to preserve affordable housing extremely difficult. By collaborating with stakeholders, GCD can generate potential advantages for both properties and residents alike.
The opportunity to create better resident and community outcomes through generating a stronger affordable housing inventory is key to a successful affordable housing strategy. Given the pronounced pressures on HUD and state and local government resources, GCD seeks strategies that grow stronger mission‐oriented housing, that utilizes economies of scale available in the real estate sector and the efficiencies and capacities available to high‐capacity, diversified organizations with similar mission goals.
While continuing to develop this strong social enterprise ethos, GCD’s officer’s, board and advisory team is made up of affordable housing and real estate professionals with decades of experience across multiple real estate disciplines. As GCD’s team and experience grows it will continually work to address increasingly complex development strategies and forming public and private partnerships that result in large‐scale community impact.
